The Stayton at Museum Way retirement community, located on a 2.8-acre site in Fort Worth's cultural district, includes three interconnected, 11-story towers built over a two-level, below-grade concrete parking structure. The 800,000-sq-ft project has an schedule of just 22 months.
Its proximity to the Trinity River presents several challenges. The design team created a soil retention system that would allow the 25-ft-deep excavation for the garage to be done without impacting the structural integrity of the river's levy. Substantial groundwater required the contractor's field team to design and fabricate a de-watering system that runs 24 hours a day to allow garage excavation.
Groundwater will be controlled during the project by a plug made of bentonite fabric, held in place by flowable fill grout. It extends around the perimeter of the garage and will prevent a considerable amount of groundwater from entering the area below the slab-on-grade.
